The awkward bits
I paid for a website before and it never rang once
It is usually one of three things: template copy with Leeds dropped into it, a page that crawls on a phone, or no Google listing set up behind it so you were never in the map results at all. Send the address of the old one and you get told which, before you pay anything.
Student houses are the bread and butter, not homeowners
Then stop writing at homeowners. An agent handling Headingley and Hyde Park wants a number that answers in August, a gas safety record turned round before the tenancy starts, and an invoice that matches the address. Put that on its own page in their words and you become the firm they save rather than the one they try.
The good jobs are all in the north of the city
Roundhay, Alwoodley, Adel and Horsforth, and they are bought on finish rather than on speed. That page needs your own photographs, a sentence about what happens to the family bathroom while you are in it, and no callout button anywhere near it. Urgency sells the leak. It kills the refit.
I cover a lot more than Leeds
Then the site has to say so in the towns' own words. Only LS1 to LS20 and LS25 to LS27 carry Leeds as the post town. Otley, Wetherby, Tadcaster, Pudsey and Ilkley have their own, and a man in Wetherby reading a page headed Leeds decides it is not for him and rings somebody else.
